Document Description
The Project consists of the construction of a new building on the currently-vacant parcels within the 800 Block of K Street combined with the construction of a new building addition to the Bel Vue, demolishing non-historic structures, on the project's parcels within the 800 Block of L Street. 800 Block of K Street Components: There will be approximately 12,000 square feet of retail space on ground level, and 144 residential units on levels two through six. The basement will include parking. There are no buildings currently on these parcels. 800 Block of L Street Components: The rehabilitated historic building and the new addition will be a single structure with a ground level parking garage and four levels above grade, for a total building size of approximately 82,000 gross square feet. The Bel Vue will contain 30 parking spaces and 13,000 square feet of retail space on ground level, and 56 residential units on levels two through four.

The project is consistent with general plan designation, general plan policies, and zoning designations and regulation. b. The proposed development occurs within city limits on a project site of no more than five acres substantially surrounded by urban uses. c. The project site has not value as habitat for rare, endangered, or threatened species. d. Approval of the project would not result in significant effects related to traffic, noise, air quality, or water quality. e. The site can be adequately served by all required utilities and public services.
