Document Description
The applicant requests approval of a rezoning of a vacant 0.99-acre parcel to a create a new Planned District, and Vesting Tentative Subdivision Map no. 8076 to create a 16-unit townhouse development on the southeast corner of the intersection of Mowry Avenue and Guardino Drive. The proposed subdivision consists of 16 privately-owned parcels accessed via a new "T"-shaped private street leading from Guardino Drive into the development, and two commonly-owned parcels that will be maintained by Homeowner's Association: the private street itself; and the common landscaped/stormwater treatment areas. The lots will range in size from 1,738 to 2,584 square feet and feature two-story house plans ranging in size from 1,483 to 1,663 square feet. Two-car garages will be provided for each unit with all driveways located directly off the proposed private street.
