Document Description
A Site Plan Review to allow a change of use of 72,000 square feet of warehouse space to retail space, a change of use of 8.008 square feet of office space to retail space, and the construction of a new 5,000 square-foot-retail, resulting in a total of seven tenant retail spaces. The existing 20,231 square-foot commercial school and 29,969 office space will remain. The total floor area of the proposed project will be 124,000 square feet. The project includes demolition of the existing buildings, a new monument sign, and new landscaping. The proposed project will have 531 on-site parking spaces. Pursuant to the Los Angeles Municipal Code Section 16.05 a Site plan Review is required for any change of use which results in a net increase of 1,000 or more average daily trips as determined by, and using the trip generation factors promulgated by the Department of Transportation. The project site is a 403,179 square-foot site, consisting of a rectangular-shaped lot located at the northeast corner of 190th Street and Orchard Avenue. The site is currently developed with a 47,200 square-foot three-story business office/commercial school use and an 88,000 square-foot light industrial/warehouse use, for total of 135,200 square feet of building area. The existing structures include a commercial school (UEI), vacant and leased business offices, and a vacant warehouse lease space.
