Document Description
A Zone Variance to allow an 81,827 square-foot athletic club (basketball) use in the [Q] MR1-1VL-O Zone and a Variance to allow 163 on-site parking spaces in lieu of the required 751 spaces. The project includes the conversion of an existing vacant warehouse building and a portion of an office space into an athletic club which includes: six basketball courts, weights/cardio area, warm-up area, locker rooms, and office spaces.
The project site is a 152,950 square-foot site, consisting of a rectangular-shaped lot located at the northwest corner of 240th Street and President Avenue. The 'Q' condition on the subject site requires that no cargo containers may be kept or stored on the site. The site is currently developed with a 72,734 square-foot vacant warehouse space and a 9,093 square-foot vacant office building.
