Vesting tentative tract No. 70870 to permit the construction of 12 single-family dwellings per the small lot subdivision with 27 total parking spaces on a 18,484 net sq. ft. (0.42 acre) site in the RD1.5-1-O Zone. Also, a specific plan exception for the limitation on the number of lot line abandonments, adjustments, and mergers to any one lot to allow for the subdivision of five lots into 12 lots in conformance with the city's small lot subdivision ordinance. Also, a zoning administrator's adjustment for a 0-foot front and rear yard setback in lieu of the required 15-feet in the RD1.5-1-O Zone and a 1.5-foot side yard setback in lieu of the required 5-feet in the RD1.5-1-O Zone. In addition, a coastal development permit and mello act conformance has also been requested.
