The project site consists of three lots: the entirety of Assessor's Block 3706, Lots 093 and 275, and portions of Assessor's Block 3706, Lot 277. Together, these lots cover an area of ~1.65 acres. Lot 093 is currently developed with the 10-story 154-foot-tall Aronson Building. Lot 275 is occupied by the existing ramp that leads from Stevenson Street into the Jessie Square Garage. Lot 277 is currently vacant. The project site is within the C-3 Zoning District and a 400-I Height and Bulk District.

Document Description
The proposed project, on the northwest corner of Third and Mission Streets in San Francisco's Financial District neighborhood, is the construction of a 47-story, 550 foot-tall tower. The proposed tower would be connected to the adjacent existing Aronson Building, which would be restored and rehabilitated. The Aronson Building currently contains a retail space on the ground floor and office use on the second through tenth floors. As part of the proposed, the Aronson Building would be restored and rehabilitated. The overall project would contain up to between 175 and 215 residential units, space for The Mexican Museum, a ground-floor retail/restaurant use, and associated building services. In the new tower, there would be 44 floors of residential space, including mechanical areas, and three floors of museum space. In the adjoining Aronson Building, there would be residential lobby space and a retail/restaurant space on the ground floor. No museum space would be located on the ground floor. The project sponsor would purchase the adjacent Jessie Square Garage from the San Francisco Redevelopment Agency and convert it from a publicly owned garage to a privately owned garage. The project sponsor would also provide an endowment for The Mexican Museum.
