Demolition of existing building onsite, merging six lots into one parcel, and constructing a 19,905 square-foot commercial/retail building and a three-level, 150 space parking structure. The City Council adopted a resolution approving a general plan Amendment (to increase the allowable floor area ratio (FAR)), Site Plan Review (to exceed the 31-foot height limit), Conditional Use Permit (to allow a parking structure adjacent to a residential zoning district and approve a parking management plan), Variance (to allow structures to encroach five feet into five-foot rear yard setback, and Parcel Map (to merge six lots into one parcel)). The resolution also adopted the Mitigated Negative Declaration (MND) and found the traffic study to be consistent with the City's Traffic Phasing Ordinance.
