Document Description
Demolition of an 800 ft.^2 former service station office/garage and development of a new commercial structure (approximately 6,380 ft.^2 in size) to be occupied by an existing business specializing in heating systems and the fabrication and installation of rain gutters as well as the custom fabrication of sheet metal. Portions of the property which dedicated to parking and ingress/egress will be paved or resurfaced with A/C pavement. The parcel borders and contains wetlands. Consequently all development will be located within the wetland buffer (though no wetlands will be filled as part of this project). Wetland setbacks were determined using the "stringline method" (which authorizes new development to enjoy similar setbacks to those of existing development both on-site and in the vicinity). The project includes the restoration and development of several small wetlands that will be connected to a larger network of wetlands southeast of the property. A Special Permit is requested to consider allowing a modification to the size of the required loading space (a 10' x 34' space is proposed). Research & Light Industrial Uses such as metal-working shops and associated administrative offices are allowed with a Conditional Use Permit in the "CG" Zone. The project includes the following on-site mitigation measures: installation of bio-swales along the South Broadway and Eich Road frontages, as well as the creation/restoration of approximately 744 ft.^2 of wetlands to be connected to a larger network of wetlands southeast of the property.
