A General Plan Amendment to change the land use designations of the subject 39 acre property consisting of APNs 519-202-16 and 519-341-22 from agricultural and industrial use designations to Commercial Recreation. APN 519-341-22 is currently developed with six (6) vacation rental cabins and an associated office. APN 519-202-16 is approximately 32 acres and is a disturbed former lumber processing facility mainly consisting of compacted graveled surface, vacated steel industrial building, and a riparian fringe/streamside management area along the northern boundary. In addition to the plan change, a zone reclassification to Highway Commercial Service is proposed. The zone and plan changes would facilitate the development of Redwood Parks Eco Lodge, which would consist of 127 units for various levels of camping, includng deluxe cabins, one and two bedroom park models, studio park models, tent cabins, and dry tents. Additional Lodge components would include: an interpretive center, general public restaurant, bus and RV parking, amphitheater, and two pedestrian bridges to cross Prairie Creek. Resource protections would be afforded with a wetland ehanchment area and a 100 foot streamside management area and wildlife corridor. The Lodge would be served by onsite wastewater disposal, onsite stormwater infiltration, and onsite potable water usage.
