Document Description
Conditional Use Permit No. 2011-008 (County Case No. CUP03562), Variance No. 2011-009 (County Case No. VAR01818) and Environmental Assessment No. 41538 Planning Case No. 2010-058 Plot plan is a proposal for the construction of a new gasoline station and convenience store on a 0.74 net acre vacant parcel. The 3,000 square foot rectangular-shaped structure is to be located in the northwestern portion of the site. The plan includes a fuel sales area canopy for six (6) fuel pumps. There will be two underground storage tanks located adjacent to the pump island canopy and two new trash enclosures. The remainder of the site will be developed with asphaltic concrete pavements for 16 parking spaces and drive aisles, decorative flatwork and landscaped areas. Access to the site requires off-site improvements to an adjacent parcel (APN 329-030-073 to the east). The proposal also includes off-site drainage improvements to the parcel to the north (APN 329-030-071). The proposal also includes one 6.75-foot by 22-foot monument sign at a height of 45 feet from grade locate at the southwestern corner of the property. Planning Case No. 2011-008 Conditional Use Permit No. 3562 addresses the use of the convenience store and gasoline station with the concurrent sale of beer and wine for off-premises consumption. Planning Case no. 2011-009 Variance proposes to allow the signage to vary from ordinance No. 348, Section 19.4, Item (4) Number of Free-standing signs. This section of the code only allows one free-standing sign per parcel of land, except for shopping centers with frontage on two or more streets. The applicant is currently proposing two (2) signs and would be exceeding what is allowed by one (1) additional sign. The additional sign proposed is an 8-foot 4.5 inch by 6-foot 2 inch pricing monument sign. It is proposed to be located at the southeastern property corner along State Route 74.
