A 3.18-acre portion east of North Fork-Kaweah River is proposed Parcel 2 and is zoned R-A-43 (Rural Residential ~43,000 sq. ft. minimum) for possible construction of a single family detached dwelling. The subject site is inside the Urban Development Area of the community of Three Rivers and is subject to the Three Rivers Area Community Plan, which designates the site as Medium Density Residential (one family per acre).
Document Description
Division of a 27.58-acre parcel (APN 067-010-003) into two parcels (Parcel 1=24.40 acres, Parcel 2 = 3.18 acres). The site is in the O (Recreation), R-A-43 (Rural Residential-43,000 sq. ft. minimum) and F-1 (Primary Flood Plain) Zones, Three Rivers. The site is located approximately 2 miles from the intersection of North Fork Drive and State Hwy 198 (Sierra Drive), on the east side of North Fork Drive, in Three Rivers The proposed dividing line is the centerline of Kaweah River's North Fork and portions of the site lie in the State Reclamation Floodway and FEMA Floodway where no development is allowed. A Botanical Field Survey of the site found no species of concern. Mitigation Measures include proposing the floodway is proposed as a no-disturbance buffer to provide species protection, preservation of mature native trees and a reconnaissance-level biological survey before ground disturbing activities during bird nesting season.
