Document Description
The "La Verne Village" project proposed by Hutton Companies is a mixed-use development on 7.7 acres consisting of approximately 16,500 s.f. of commercial uses and 174 residential units, including 164 flats and 10 townhomes. The proposed "village" concept integrates commercial and residential uses, providing shopping, dining, and work space for residents. The conceptual plan shows approximately 1,000 sf in the commercial area for live/work use, which would allow workers in the retail/service uses to live on the project property, thereby reducing vehicular trips and lengths for those workers. Commercial uses will form the central "core" of the development, fronting on Foothill Boulevard and lining up with Falcon Street. Buildings flanking the main entry will incorporate a mix of residential townhomes and flats atop the commercial uses. All other buildings within the proposed project will be 3-story, "tuck-under" residential structures. The project's conceptual site plan shows approximately 25 percent or 2 acres of the site will consist of landscaping and 10,000 s.f. (.23-acre) for recreational space that will be used by project residents. According to the developer, the project will be designed with a modern craftsman style, inspired by La Verne historical architecture. All of the residential units will be constructed as rental housing and operated in that manner for the forceable future. At some future point in time, it is possible the units could be converted into condominiums.
