The project site is currently developed with a 49,945 square foot commercial building. The building accommodates both commercial retail and light industrial uses. The property currently has two zoning designations, Commercial Highway and Commercial-Light Industrial. The proposal is the change the zone of the commercial designation from the existing Commercial Highway zone to the proposed Commercial General zone. The reason for this change is to allow for the neighborhood and regional scale commercial uses typically allowed in the Commercial General Zone. The Commercial Highway zone typically allows large scale regional uses only.
