The proposed project would subdivide an existing parcel (APN 101-020-013), which is 436.20 acres gross, and 431.80 acres net, into four (4) parcels. Proposed Parcel 1 would be 107.5 acres gross/net, proposed Parcel 2 would be 100.3 acres gross/net, proposed Parcel 3 would be 117.3 acres gross/net and proposed Parcel 4 would be 111.1 acres gross/net. The subject parcel is developed with an agricultural reservoir that will continue to serve agricultural operations on all of the proposed parcels, approximately 212 acres of planted vineyards and row crop land, and approximately 37 acres of gladiolas. There are no buildings onsite, and none are proposed as a part of this project. Access to each parcel would be provided via highway 101, which is a Caltrans maintained highway. The project includes development exclusion areas that coincide with the riparian corridor along Orcutt Creek, and isolated areas of Freshwater Marshland and Maritime Chaparral communities in the central and northeasterly portions of the site respectively (see "Exclusion Areas" Map included as Attachment C). Water for domestic and agricultural uses would be provided via a shared private water system with two (2) water wells. Sewage disposal would be provided by private septic systems utilizing the leach line or drywell disposal methods. No grading or vegetation removal is proposed as a part of this project.
