Minor Land Division and a Variance to the minimum lot size in order to subdivide an approximately 14,810 square foot parcel into two lots consisting of 6,254 square feet (Lot1) and 8,740 square feet (Lot2) where a minimum parcel size of 10,000 square feet is normally required. The applicant is also requesting Variances to the required setbacks on both Lot 1 and Lot 2. Setback request for Lot 1 consists of 15 feet from the front property line where 20 feet is normally required and a setback of five feet from the east side yard setback, where 7.5 feet is normally required. The setback request for Lot 2 consists of a west side yard setback of five feet, where 7.5 feet is normally required.
