Document Description
The applicant proposes to develop the four, two story apartment building in three phases. Some of the apartments have ground floor areas dedicated for automobile parking. The project includes a typical 50 ft setback area reduced from the delineated wetlands except for some other areas with a wetland setback area reduced to 42 feet. Project includes a 50 foot wide Wildlife Corridor to link the off-site wetlands west of the project and on-site wetlands. The project includes wetland and wetland setback area enhancement and restoration of previously impacted wetland resources. A public path from Samoa Boulevard to the Arcata Community Center property is proposed through a portion of the site. The applicant's request the following exceptions to the Land Use and Development Guide: 2:1 building height to property line setback ratio for Building #1; and yard setback for Building#1, and the reducing the number of covered parking spaces to allow for some tandem parking.
