Document Description
Construction of a new, 2-story, ~ 7,486 sq ft single-family dwelling, a detached 1-story, 1,251 sq ft studio building, and 5 new retaining walls, on an ~ 8.6-acre parcel, located in the RE40-1-H Zone. The existing ~ 2,800 sq ft single-family dwelling, garage and guest house will be demolished, and 18 protected trees will be removed. Less than 1,000 cubic yards of soil will be exported from the site. As proposed, the project requires Zoning Administrator Determinations to permit: 1) the continued use and maintenance of the existing, substandard, 15-ft roadway width in lieu of improvement requirement to the full 20-ft width; 2) the use and maintenance of a substandard variable width roadway from the driveway apron to the edge of the hillside area, in lieu of the 20-ft otherwise required; 3) a maximum building height of 39-ft in lieu of 36-ft; and, 4) construction, use, maintenance of 5 retaining walls; up to a maximum height of 10-ft, in lieu of the two, maximum 10-ft in height retaining walls otherwise permitted.
