Document Description
The proposed project involves the construction of a new ~ 84,500 sq ft residential development consisting of 3 separate buildings, containing a total of 49 units. Affordable housing units will be set aside in accordance with City of Los Angeles Mello Act Procedure. The 2 northernmost buildings will be constructed over a subterranean parking podium. A total of 129 parking spaces will be provided in the subterranean garage. The total building height will range from 35 (southernmost building) to a maximum of 57 ft (LAMC Section 12.21.1 B2). The project entitlement requires a Coastal Development Permit and Mello Act Compliance. A Tentative Tract Map is being requested for the creation of condominium units. The project grading plan will involve the import/export of approx 19,000 cubic yards, therefore, a Haul Route for the export of more than 1,000 cubic yards of dirt from the site is considered.
