The continued use and maintenance of one additional dwelling unit converted from a recreation room without the benefit of a permit in addition to an existing, 17,912 square-foot, three-story, permitted, 14-unit apartment building, for a total of 15 units, providing a total of 28 parking spaces, and located on an approximately 10,693.2 square-foot (ZIMAS) lot in the R3-1 Zone. As the apartment currently exists, the following entitlements are required: 1) Zone Variance to allow a reduced lot area of approximately 10,693.2 square-feet in lieu of the 12,000 square-feet otherwise required for 15 units in the R3 Zone; and, a 2) Zone Variance to allow zero additional parking spaces to be provided in lieu of the two additional spaces otherwise required for an additional unit.
