Note: Extended Review The project would require the removal of the approximately 206,000 sf of vacant industrial and office buildings, surface parking areas, and limited vegetation currently located on the project site. The project would result in the construction of approximately 766,094 sf of building area within 5 mixed-used buildings that would include 494,927 sf of creative office, 30,395 sf of retail, 16,500 sf restaurant, and 325 residential dwelling units (224,272 sf). The project would also include approximately 1,800 parking spaces within 3 levels of subterranean parking and 83,978 sf (1.93 acres) of ground floor recreational open space. Additionally, two new north/south streets in the western and eastern portions of the project site and a new east/west extension of Nebraska Ave along the northern edge of the project site would be constructed.
