- The project includes the construction of a new single-family residence with attached garage, a new detached garage with workshop and associated access improvements. The residence would be approximately 2,283 square feet in size. The residence would have a covered porch of 462 square feet and a rooftop deck of 580 square feet. The detached garage and shop would be approximately 1,157 square feet in size. Grading would include approximately 750 cubic yards of cut and 750 cubic yards of fill. A total of 3 small oak trees (3", 4", & 5" diameter at breast height) are proposed for relocation/removal. The project also includes a Conditional Use Permit to permit an existing, previously unpermitted entry gate with columns, and an existing, unpermitted perimeter boulder wall located along the property frontage. Also included is a comprehensive restoration plan for portions of Toro Canyon Creek and its associated riparian habitat. The restoration plan involves removing non-native trees, shrubs, and ground cover in the Toro Canyon Creek riparian corridor, and the planting of appropriate native, non-invasive plant materials which will significantly enhance habitat conditions for wildlife. The parcel would be served by the Montecito Water District, a private septic system and the Carpinteria/Summerland Fire District. Access would continue to be provided off of Padaro Lane. A layer of fill material and a "geogrid" fabric or similar would be sued along the entire access driveway to protect sensitive resources.
