Application for Building Site Approval and Grading Permit with Open Space Easement Compatible Use Determination for an ~5,498 sf single family 2 story residence with attached garage. Site improvements include a pool, deck areas, septic system, and water tanks. Access to the subject property is provided by an existing access easement through an adjacent parcel (APN 742-24-010) which includes a new 50 ft long box-car bridge over Little Uvas Creek and a 500 ft long driveway. An additional 800 ft long driveway continues on the subject parcel to access the proposed residential building site. Proposed grading quantities consist of 4,170 cy of cut/fill for the driveway and 1,430 cy of cut/fill for the residence and site improvements 9total of 5,600 cy), with a maximum cut depth of 9 ft. Proposed landscaping consists of 5 native oak (Quercuz) trees and native shrubs screen the residence in order to retain the existing open space environment with natural grasses and trees. Construction of the bridge will result in the removal of 700 sf of riparian vegetation in Little Uvas Creek. The average slope of the development area is 22%.
