Document Description
The propose project consists of the following requests: 1. Rezone from RE-10 to I-DC for APN 329-280-15 and from RE-10/C to I-DC (north of State Route 49) and C-DC (south of State Route 49) for APN 329-280-16. 2. Industrial/commercial tentative parcel map to create seven commercial parcels, 35 industrial parcels, and one miscellaneous parcels for a total of 43 parcels ranging in size from 0.34 to 10.65 acres. The tentative parcel map would be phased, occurring in three phases. 3. Dedication of right-of-way to Caltrans along the project frontage that is within 60 feet from the State Route 49 centerline and improvement of State Route 49/Pleasant Valley Road to a width of 56 feet. 4. Annexation into the El Dorado Irrigation District to receive water and wastewater services.
