The proposed project consists of a Tentative parcel Map that would subdivide 2 commercial parcels (80.3 acres) into 8 commercial parcels; a General Plan Amendment to change the land use designation from "Regional Commercial" to "Urban Residential" (1993 GP) and "High Density Residential" (2030 GP) on approximately 11 acres (Parcels 4,5 & 6) and from "Regional Commercial" to "Community Commercial" (1993 & 2030 General Plan) on approximately 18 acres (Parcels 2 & 3) located along the eastern portion of the site. The remaining 51 acres (Parcels 1, 7, & 8 would remain in the Regional Commercial land use. Re-zone approximately 11 acres of the site from C-3(retail commercial) to R-M-4 (multiple family residential - 1,500sf per unit). Parcel 2 would be consists of 60,233sf church worship facility; a variance for the height of the church; Parcel 3 would be composed of a 18,300sf community center, a columbarium and youth center; parcel 4 and 5 would be a 106,110sf three-story 82 unit senior apartment complex; Parcel 6 would be composed of a 82,908sf. three-story 24 unit memory care and 60 unit assisted living facility and a 88,533sf three story 72 unit independent living facility with support services; and Parcel 1, 7, and 8 would remain vacant commercial parcels.
