The project site is currently developed with a two-story 1,514 square foot (sq. ft.) detached single-family residence on a 22,289 sq. ft. (0.51 acre) parcel. The site is located in the Coastal Zone and in an Archeologically Sensitive Area. The project proposes to remodel the existing residence, with additions to all sides of the house, resulting in a total of 703 additional sq. ft. Construction of the additions would require the demolition of approximately 42% of the exterior wall. The Building Coverage would increase from 1,514 to 2,217 sq. ft.; Paving Coverage would decrease from 1,857 to 1,216 sq. ft.; and the Total Site Coverage would decrease from 3,371 to 3,343 concrete water feature, enclosed porch, floor slab, and wood deck on the south side; covered storage on the east side; and a walkway on the north side. In addition, the existing backyard wood fence would be removed that is southwest of the residence to restore the landscape on the entire property to its indigenous condition.
