As proposed, the project will also require the approval of Zoning Administrators to allow reduced year yard setbacks of five-feet in lieu of the 15-feet required, applicable to both the duplex and the single-family dwelling, and a reduced lot area of 4,838sf in lieu of the 5,000sf required, applicable to only the single-family dwelling.
