- The project is a conversion of 3 existing duplexes into three 4-unit apartment buildings located in the RD1.S Zone. The 3 duplexes include a total of 12 existing units, of which 6 are permitted & 6 are not permitted. The site encompasses 7,980 sq. ft. of lot area with a total floor area of 10,428 sq. ft. Each building is 2 stories & 28-ft. in height with 4 units. There is a 6-ft. tall steel fence, 84 lineal ft. in length along the property frontage. The applicant is seeking the following entitlements: 1) Variance per LAMC 12.24 X 7 to permit the existing 6-ft. height fence; 2) Venice Specific Plan Exception to reduce the parking requirement from 24 spaces to 15, & to allow more than 2 dwelling units per multi-family residentially-zoned lot. The Venice Specific Plan requires 1,500 sq. ft. of lot are per dwelling unit for RD1.S Zoned lots. The request is for 665 sq. ft. of lot area per dwelling unit.
