The project is a residential minor subdivision 19.91 acres into 4 acres plus a remainder, ranging in size from 2.47 to 8.13 acres. The project site is located on the 600 block of Emerald Hill Road in the Bonsall Community Planning Area, within the unincorporated San Diego County. The site is subject to the General Plan Regional Category (EDA) Estate Development Area, Land Use Designation (17) Estate Residential. Zoning for the site is RR.5; Rural Residential. The site currently has one single family residence, which is to remain, and one mobile home, which is to be removed. Access would be provided by a private road/driveway connecting to North River Road. A secondary access road connecting to a frontage road off of SR-76 will be constructed as a part of the project. The project would be served by on-site septic systems and imported water from the Rainbow Municipal Water District. Earthwork will consist of cut of 7,850 cubic yards of material and fill of 13,350 cubic yards of material.
