NOTE: Review per Lead
The proposed project is a request for a Use Permit for a new retail tasting room open to the public with ten special events per year with a maximum of 100 people per event. All of the special events will be by invitation only. The new 900 square foot tasting room area will be part of a 5,986sf facility that will also include: a 180sf office; 261sf kitchen; 840sf deck; 1600sf attic that may be converted to an office in the future; and an 1,800sf storage basement. The site will be improved with 31 new parking spaces. There is an existing on-site eight acre vineyard and the wine sold in the tasting room would be made from grapes grown on the property and adjacent parcels owned by the applicant which includes a total of 42 acre of vineyard. There are no on-site winery production facilities as all of the grapes are taken off-site for processing.
