A Minor Subdivision of a 21,724sf parcel into three parcels of 5,270sf, 7,951sf and 8,503sf. The parcel is currently developed with a single family residence which will remain on proposed Parcel 1. A Planned Development Permit is requested to allow reduced interior setbacks on proposed Parcel 1 in order to retain the existing residence and to allow one parcel to be less than the 6,000sf minimum parcel size. An exception to the required right of way width is requested to allow proposed Parcel 3 to be served with a 24 foot right of way. The parcel is served with community water and sewer by Humboldt Community Services District.
