Document Description
The project is a major subdivision of a 9.72 acre parcel into 10 lots ranging in size from 0.5 to 1.31 acres net. The project site is located on 711 Constant Creek Road in the Fallbrook Community Planning Area, within unincorporated San Diego County. The site is subject to the General Plan Regional Category (1.5) Country Towns. Land Use Designation (3) Residential. Zoning for the site is RR2 (Rural Residential). The site contains an existing house, underground storage tank, and garage that would be removed. Access would be provided by a 32 foot wide private road (January Way) connecting to Constant Creek Road. The project proposes an Irrevocable Offer to Dedicate (IOD) the half width of the Circulation Element Road SA 50.3 along the project's easterly boundary. The project would be served by sewer and imported water from the Fallbrook Public Utilities District. Earthwork will consists of 10,250 cubic yards of cut and 14,200 cubic yards of fill material.
