Redevelopment and expansion of the Maimonides Academy, located within both the City of Los Angeles and the City of Los Angeles and the City of West Hollywood, on an approximately 1.76-acre site. The project proposes the redevelopment of the "Upper School," consisting of approximately 30,094 square-feet of existing facilities (all located within the City of Los Angeles), with approximately 55,074 square-feet of new facilities (24,980 square-feet net new), with building not exceeding four-stories and 45-feet in height, in the C2-1VL-O Zone. An increase in enrollment from 167 to 300 students is proposed, with total campus enrollment proposed at 620 students. In addition, a new subterranean parking lot will be constructed on the site of the existing surface parking lot, providing a total of 51 parking spaces. No expansion of intensification of use on the City of West Hollywood side of the campus, "Lower School", is proposed at this time. As proposed, the project requires Zone Variances to permit a maximum floor area of approximately 55,074 square-feet in lieu of the 33,276 square-feet, and four-stories in lieu of the three otherwise permitted on the portion of the campus located within the City of Los Angeles, and other such permits identified by the respective agencies that are necessary to implement the project including Haul Route approval from the Los Angeles Dept. of building and Safety.
