Sunset beach is currently part of unincorporated Orange County. It has County General Plan designations of Urban Residential, Community Commercial and Open Space. The County Zoning is Sunset Beach Specific Plan. Present land uses include: medium to high density residential development; commercial uses including hote/motels, retail, restaurants, office and service businesses; combination linear park/parking facility; channel and beach. With the exception of four parcels, all of the land designated for residential or commercial land use is fully developed.
The project includes a proposal by the City of Huntington Beach to annex the unincorporated community of Sunset Beach and adopt general plan, zoning and local coastal program designations for the area.
