Document Description
Change of Zone No. 6309: The Change of Zone proposes to alter the existing zoning classification of Rural Residential (R-R) to Planned Residential (R-4). Tentative Tract Number No. 31229: The Tentative Tract Map is a proposal for a Schedule A subdivision of 77.15 gross acres into 239 single-family residential lots with a 6,000-square-foot minimum lot size and 14 open space lots. The 14 open space lots to which include a 12.38-gross-acre community lake, a 0.72-gross-acre community park, and a 0.95-gross-acre community center. The community lake encompasses approximately 5,005 linear feet of shoreline, will have a maximum depth of 20 feet and will contain approximately 4,012,166 cubic feet of water. The community center recreation area consists of a 5,188 sq foot recreation building, pool, spa, fireplace/bar-b-que, shade canopies, volleyball court and open lawn play area. The community park includes a basketball court, picnic and bar-b-que areas and children's playground. The project includes the construction of a 12.38 lake which would serve as a major component of a regional flood control facility that collects offsite storm runoff from a 4 square mile drainage watershed.
