As proposed, the project will require approval of a Specific Plan Exception to allow 3 dwelling units in the RD1.5 Zone in lieu of 2 units permitted; Project Permit Compliance pursuant to the Venice Specific Plan; Coastal Development Permit pursuant to LAMC 12.20.2; Zoning Administrators Adjustment to allow a non-conforming rear yard setback of 0-ft. in lieu of 15-ft. required, a non-conforming side yard setback of 0-ft. in lieu of required 4-ft and a non-conforming building passageway of 5-ft. in lieu of 10-ft. required; Zoning Administrators Determination to allow the construction, use and maintenance of a 6-ft. in height fence within the front yard setback in lieu of 3 1/2ft. permitted.
