Document Description
The proposed Plan will facilitate development of mixed-use high-density residential and commercial development, open space, environmental stewardship, and potential new civic facilities. Adoption of the Area Plan is likely to require amendments to the City's General Plan and Zoning Ordinance, as well as separate guidelines for development in the Planning Area. These policies, regulations, and guidelines will provide specific design and development standards for future projects in the area, and address elements such as use types, building heights, transit and pedestrian connections, streetscape improvements, parking requirements, among others. The El Camino Real/Chestnut Avenue Area Plan is being designed to be consistent with the intent of the Grand Boulevard Initiative for El Camino Real and with smart growth principles, which include but are not limited to creating: mixed land uses, a range of housing opportunities and choices, walk able neighborhoods, compact urban form, opportunities for transportation/transit alternatives, and effective use of available infrastructure. Further, the City believes that by allowing more dense, mixed-use development in the El Camino Real corridor, it is progressively addressing issues identified in the State of California 2006 Global Warming Solutions Act (AB32) and the State's greenhouse gas emissions law (SB375).
