Document Description
The project is a minor subdivision of a 17.80 acre parcel into two lots containing 9.52 and 8.00 acres net. The project site is located at 8952 Detwiler Road in the San Dieguito Community Plan Area. The site is subject to the 1.3 Estate Development Area (EDA) General Plan Regional Category and the (17) Estate Residential and (18) Multiple Rural Use Land Use Designations. Zoning for the site is (A70) Limited Agriculture and (RR 25) Rural Residential. The site is subject to RPO steep slope requirements. Proposed parcel 1 contains an existing single family residence which would be retained. Access to parcel 1 would be provided by a private driveway connecting to Detwiler Road. Access to parcel two would be provided by a private road connecting to Via Rancho Cielo. The project would be served by water from Olivehain Municipal Water District (OMWD). Parcel 2 is proposed to annex into the OMWD for sewer and will require a subsequent action by LAFCO. The existing house on Parcel 1 would continue being served by an existing on-site septic system. Proposed grading would consist of 1,500 cubic yards of cut 13,500 cubic yards of fill and 12,000 cubic yards of import.
