Parcel A (31767 Pacific Coast Highway)-Coastal Development Permit No. 07-095 to allow for the construction of a new one-story, 4,938 sf single family residence including a combination subterranean garage/basement, a detached 688 sf second residential unit with attached garage, a 656 sf stable, grading, driveway with fire department turnaround, retaining walls, landscaping, fuel modification and installation of a new alternative onsite wastewater treatment system. Parcel B (31801 Pacific Coast Highway)-Coastal Development Permit No. 06-105, Variance Nos. 09-008 and 09-009, and Site Plan Review No. 06-091 to allow for construction of a new two story, 11,107 sf single-family residence 28 ft in height, with attached garage and 1,460 sf basement, interior courtyard, water features, swimming pool, and hardscape within a 10,000 sf development area, onsite grading, a driveway with retaining walls, and fire department turnaround, landscaping, fuel modification and installation of an alternative onsite wastewater treatment system, including variances for reduction of the environmentally sensitive habitat area stream buffer and reduction of the front yard setback, and a site plan review for construction above 18 ft in height.
