Document Description
Site Development Permit SDP09-002 to demolish an existing residence and garage in order to construct an 8,400sf auto service shop and parts storage facility along with a 900sf covered parking structure, across Peaceful Valley Road from the Sonora Subaru Dealership in East Sonora. The owner also proposes to have a paved parking lot on the site in which vehicles belonging to the Dealership and customer's vehicles will be stored. The site is a 1.0+- acre parcel zoned C-1 (General Commercial) under Title 17 of the Tuolumne County Ordinance Code.

After reviewing the project and its setting, the Environmental Coordinator for the County of Tuolumne has determined that the project is categorically exempt from review under the California Environmental Quality Act (CEQA), pursuant to Section 15303 of the State CEQA Guidelines because the project consists of a commercial structure not exceeding 10,000sf in an urban area zoned for such use. The exceptions in Section 15300.2 of the State CEQA Guidelines do not apply to this project.
