Document Description
Minor subdivision of a 2.3 acre parcel currently developed with a single family dwelling. Project proposes to create 3 parcels and ranging in size from 31,227 sf to 35,203 sf. An exception to the curb return radius has been requested. A Special Permit has been requested to all for the removal of ~70 spruce and redwood trees over 12" in diameter. Though only 3 parcels are proposed at this time, an ultimate development has been prepared in order to demonstrate that future re-subdivision is possible and could generate 5 additional parcels (in conformance with the mid point density for the property). All parcels will be served with community water and sewer service.
