Document Description
A Special Permit to reduce a wetland buffer setback to approximately 65 feet where a typical 100 foot setback would be required. The applicant proposes to construct a second unit with art studio (approximately 2240sf and 20 feet tall). A lot line adjustment is also proposed. The lot line adjustment will result in one approximately 3.51 acre parcel and one approximately 4,850sf residence. A new on-site storage disposal system will be developed as part of the project. The system will meet the 100 foot setback. Water is provided by Humboldt Community Service District. No trees are proposed to be removed and minimal grading is required.
