The proposed project consists of an application for a minor subdivision of a 12.7 acre parcel into two, five-acre parcels (Parcels 1 and 2) and one 2.7 acre remainder lot at 8145 Messick Road, in the Prunedale area north of Salinas. Existing on the site is single-family residence and shed and residential build out is expected on Parcels 1 and 2. The subdivision could result in the development of two single-family dwellings on new Parcels 1 and 2. No grading or development is proposed as part of the subdivision. Building and septic envelopes are shown on the tentative parcel map to delineate developable area, avoiding areas of sensitive environmental resources such as vegetation and slopes over 30%.
Access to the site is from Messick Road, east of State Highway 101 Road, eight miles north of Salinas. A 30-foot wide road easement is proposed for access to the two new parcels. Water will be provided by private well with a small water system. Wastewater will be provided by a septic system on each parcel.
