The subject property contains a portable metal shed, a fire hydrant, 10,000 gallon water storage tank, and existing well. The site is zoned R-A-43 (Rural Residential-43,000 sf minimum), is outside any Urban Improvement Area or Urban Development Area and is subject to the Three Rivers Community Plan, which designates the site as Medium Density Residential (one family per acre).
Document Description
NOTE: Review per Lead Division of 52.99 acres into three parcels (Parcel 1= 8.29 acres, Parcel 2= 30.28 and Parcel 3=14.43 acres). The site is located on the east side of Kaweah River's North Fork and portions of proposed Parcel 3 lie in the State Reclamation Floodway. A Botanical Survey was conducted and identified three elderberry shrubs on the site. Mitigation Measures include proposing the floodway is proposed as a no-disturbance buffer to provide species protection and compliance with US Fish and Wildlife Service's Conservation Guidelines for the Valley Elderberry Longhorn Beetle.
