The project is proposed to be located on a vacant 2.32 acre parcel in the Very Low (VL) Residential District within the City of Temecula. The proposed project also contains a blue line stream on its eastern edge. The immediately surrounding parcels abutting the site to the north and east are also zoned Very Low Residential. Calle Girasol boarders the parcel to the west and south with a public park and more Very Low Residential beyond. The adjacent residentially zoned parcels each contain existing dwellings.
