Document Description
NOTE: Review Per Lead Mike Sala would like to develop the parcel at Mustang Court (APN 026-071-073) as a multi-family residential project similar to the adjacent residential properties in the neighborhood. The size of the Sala property is 28,656 sf (.6579 acres). The existing General Plan Land Use category for the parcel is MDR (Medium Density Residential), which allows a maximum of 12 units per acre (DU/AC) or 7.9 units for the Sala parcel. The existing Zoning District for the Sala parcel is R-3 (Medium High Density Residential). The R-3 zone requires 2,000 sf of site area per unit (i.e. allows 21.78 units per acre). Under the R-3 zoning, the property could be developed with 14 units. If desginated to MHDR (18 du/ac), approximately 24 new units could be developed on the two vacant parcels (APN 026-071-073) (Sala property) and 026-071-070). Under the existing MDR designation (12 du/ac), approximately 16 units could be developed. Therefore, the redesignation allows a potential increase of 8 units.
