This is a 2 story office project on an already graded vacant parcel which requires the review of a Conditional Use Permit. The parcel is unusually small for the Specific Plan. The applicant is asking for an amendment to the Specific Plan because the proposed square footage of the building, developed pad size and PM peak hour vehicular trips exceed what was specified in the SP for that specific parcel when the SP was adopted. A Variance is also required for reduced front and side yards, standards that are established for the entire SP. Finally, an Oak Tree Permit is also required because protected oak trees were found on the site as well as within 250 ft of the site.
