The project site is located ~1/4 mile east of Mac Tan Road in the Valley Center Community Planning Area, within unincorporated San Diego County. The site is subject to General Plan Regional Category Estate Development Area (EDA), and Land Use Designation 17 (Estate Residential). Zoning for the site is A70, Limited Agricultural. The site is currently vacant. Access both parcels will be provided by a private driveway connecting to Via Salvador. The project would be served by Valley Center Municipal Water District for water, and each parcel will utilize private septic systems. No extension of sewer or water utilities will be required by the project.
