Document Description
The project is the subdivision of approximately 5.24 acres into three parcels (Tentative Parcel Map 38837). The proposal consists of a Development Plan (DP-2021-2466) to develop the two southernmost parcels abutting Clinton Keith Road. Parcel 3 would remain undeveloped as a part of the project. The development area for Parcels 1 and 2 is approximately 2.3 acres. The proposal will result in the construction of Parcel 1 with an approximately 3, 700-square-foot (SF) convenience store with an attached 1,459-SF automated drive-thru car wash and associated service station with six multiple product dispensers (12 gas pumps). An 886-SF drive-thru coffee shop with a 336-SF outdoor patio is proposed on Parcel 2. A Conditional Use Permit (CUP-2021-2469) is required for beer and wine sales in a convenience store and a CUP (CUP-2021-2467) is required for a car wash component in the Neighborhood Commercial zoning district. A Phasing Plan (PHS-2021-2470) is proposed in order to identify when improvements are required to be installed in the event that the construction of Parcels 1 or 2 do not occur concurrently.
