Document Description
The proposed project involves the demolition of an existing 1,670 sf, 23 ft high, one story commercial building constructed in 1970, in use as a full-service restaurant, and construction of a new 17,000 sf, 55 ft high, 5 story, mixed-use building containing 16 dwelling units over a 3,500 sf ground-floor and basement level full-service restaurant. The existing building has one off-street parking/loading space, accessed from Hill Street, which would not change. The project site is within the block bounded by Valencia Street to the east, 21st Street to the north, Guerrero Street to the west, and 22nd Street to the south at the southwest corner of Valencia and Hill Street, a midblock street in the Mission District neighborhood.
The proposed project would require a rear yard modification by the Zoning Administrator to eliminate the rear yard requirement.
