The General Plan Land Use designation for the project area is Area Plan - Community Core. The adoption of the proposed Specific Plan is consistent with the City's General Plan which anticipates use of a regulatory Specific Plan as a tool to implement general plan goals for the Community Core/Downtown Historical District. The existing zoning for the project is General Commercial (CG) with Lakeview/Altrudy site designated as Single Family Residential (R-S) The Town Center (TC) Combining District encompasses thr majority of the project area (the area between Imperial Highway, Yorba Linda Boulevard, Lakeview Avenue and Lemon Drive). Once adopted, the proposed Specific Plan would replace the existing zoning for the project area.
Document Description
The Yorba Linda Town Center Specific Plan would create the regulatory framework for creating a pedestrian friendly town center. Proposed development insensities for the Specific Plan are listed below: The proposed Specific Plan is intended to be implemented over the next 20 years and includes the following components: * Land Use and Development Standards; * Design Guidelines; * Streetscape Improvements; * Circulation and Parking; * Infrastructure and Public Facilities; and * Implementation.
